When a house is advertised for $200,000, many buyers assume that $200,000 is the amount they must pay. But an asking price is not always the same as the final sale price.

The asking price is the amount the seller initially wants for the property. The sale price is the amount the buyer and seller eventually agree on after discussions and negotiations.

For example, a house could be advertised at $200,000 but eventually sell for $190,000. In another situation, the seller may not be willing to reduce the price at all.

Several factors can influence the final price, including the property’s location, condition, demand, how long it has been on the market and the seller’s circumstances.

This is why buyers should avoid judging a property solely by its advertised price. It can be useful to compare similar properties and understand what the market is offering before making an offer.

A real estate agent can also help by providing information about comparable properties and communicating offers between the buyer and seller.

However, negotiation does not always mean getting a huge discount. Sometimes the asking price may already reflect the seller’s expectations and the property’s market position.

The asking price starts the conversation. The agreed sale price completes it.
